Another is a cozy but upgraded single story option just over 1,800 square feet. The third gives you a practical layout just under 2,000 square feet with some nice flexibility built in.

That balance is what makes this spot attractive. It feels more underdeveloped and quieter, but you are still close to the places people actually use all the time.

The first model is the one that makes a big first impression. It starts with a huge front porch, and not one of those porches that looks nice but fits two tiny chairs and nothing else. This one is deep and wide enough to actually use. Table, chairs, coffee table, hangout space, no problem.

Inside, this home opens with a formal dining room on the right, and the ceiling beams immediately give the room character. It feels more custom than cookie cutter. Off that front section, there is also a flex room with a closet and windows. In practical terms, that means it can serve as a sitting room, office, or even a small bedroom.

That kind of flexibility matters, especially in larger homes where buyers want spaces that can adapt over time.

Features that stood out downstairs

From there, the kitchen carries the same polished look. It has tall cabinetry, a gas cooktop, vent hood, farmhouse sink, oversized island, and the microwave built into a stacked oven style setup that gives the appearance of double ovens. It saves counter space and looks cleaner than the typical microwave over the range.

The island is especially wide, and the shape gives it a custom feel. There is room for seating, prep, serving, and all the daily kitchen clutter we pretend we are going to keep under control.

The breakfast nook sits off the kitchen, and then the whole thing flows into a large living room with built ins flanking the fireplace. This is not a cramped great room. It is one of those spaces where you can picture a big sectional, extra chairs, and still have room to breathe.

Primary suite on the first floor

One feature we get asked about all the time is a first floor primary suite. This home has it, and that alone is going to put it on the short list for a lot of buyers shopping new homes in North Myrtle Beach.

The bedroom is large enough for a king bed, side tables, and extra furniture. The bathroom includes dual sinks, a separate tub and shower, a private toilet room, linen storage, and a walk in closet located inside the bath.

There is also an upstairs porch off the loft, which adds another outdoor space and gives the house a more coastal feel.

There is a lot of door action in that section, but the payoff is added function for shared bedrooms. To the left are two secondary bedrooms with a full bath between them. These bedrooms fit queen beds, though they are clearly more compact than the bedrooms in the larger model.

Off the garage entry you get the laundry room and drop zone, which helps keep the practical side of the house organized.

The kitchen is the star here

For this floor plan, the kitchen does a lot of the heavy lifting, and honestly it does it well. The cabinetry is a light gray paired with gold hardware, which is not the combination we see every day. It gives the space a softer, more styled look.
