Explore New Construction Homes in Conway, SC Near Myrtle Beach
The kitchen island stretches longer than I am tall. Eight windows flood the main floor with natural light. The primary bedroom sits tucked away from the kitchen sightline, and when you step onto the back patio, the only sound is quiet.
This is what $374,000 buys you in Conway, South Carolina , a brand-new 4-bedroom, 3-bath home with just under 2,400 square feet, a gas community, and a primary bedroom on the first floor. The same floor plan five minutes from Myrtle Beach? Add $100,000, maybe more.
I show this community every other week. We featured it a year or two ago when it was still in early phases, but this model is new, and the value story hasn't changed. You're 25 minutes from North Myrtle Beach beaches via Highway 22, five minutes from the shopping corridor on Highway 501, and six to eight minutes from Conway's Main Street with its Riverwalk, farmers market, and month-long Halloween takeover every October. You get the country feel, long driveways, quiet streets, trees in the yard, without giving up access to everything the Myrtle Beach area offers.
Today I'm walking you through the floor plan, the finishes, the layout that keeps the stairs out of the front entrance, and the three reasons buyers keep choosing this area when they want more house for their money.

New Construction Community Near Conway: Gas, Space, and Primary on First Floor
This community sits near Conway , about 20 to 30 minutes from Myrtle Beach depending on traffic. It's in phase two or three of development now, and the builders are putting up models we haven't shown before. The home I'm touring today is listed at $374,000 for 4 bedrooms, 3 baths, and just under 2,400 square feet.
Walk in the front door and the stairs are not staring at you. They're tucked in the back. A lot of people don't like the colonial layout where the staircase dominates the entry, this solves that. You've got room for a table by the door, two outlets for your vacuum or holiday decor, and a single-pane glass window that brings in light without sacrificing privacy.
The kitchen is the selling point. I just closed a deal on a home six houses down, and the kitchen was the kicker. You're looking at quartz countertops, a herringbone backsplash, and a GE stainless appliance package (dishwasher, stove, microwave). The sink sits under a window instead of cutting into the island, so you've got a five- to six-foot stretch of counter space for food, dessert, your Super Bowl spread. The island is where memories happen in our house, and not having a sink hole in the middle makes a difference.
This is a gas community . For the past four years I've been tracking every gas community in the Coastal Carolina MLS area, and this is one of them. Natural gas is available here, which matters if you cook or care about utility costs.
The dining area is designated, not a corner of the great room. It's got three windows on one wall and fits a six- to eight-seater table. You could run it lengthwise or across, though someone might have trouble getting around the table to the back door if you go that route. Between the kitchen, dining area, and living room, you're looking at eight windows on the main floor. If you've ever told me you want natural light, this delivers.
The laundry room has a door to the garage. You pull in, step into the laundry room, and you're home. There's a linen closet, upper cabinets, and space for a folding table or ironing board with an outlet already in the wall. It's an actual room, not a closet with stacked units.
Two bedrooms sit at the front of the house. Both have two windows (no casings or sills, just the window in the wall), and both have closets. The bathrooms are similar size and finish, white cabinets, same flooring that ties into the kitchen.
The primary bedroom is in the back, and the door placement matters. When builders put the primary door on the wall facing the kitchen, you leave it open and your guests see straight into your bedroom. This one opens off the hallway near the laundry room. It's private. The bedroom has cathedral ceilings, and the en suite bathroom brings in the white cabinets, quartz counters, two sinks under one long mirror, a linen closet, a water closet, and a step-in shower with a window insert above it. The primary closet is a good size, not a walk-in mansion, but functional.
Upstairs you get a loft , two windows, and enough space for a sectional, a desk, a media setup. The builders didn't put windows on the side wall that would line up with the neighbor's windows, so you're not keeping blinds closed all the time. One bedroom upstairs has its own closet and shares a bathroom with the loft via a door. At night, lock the bathroom door on the bedroom side and you've got a private suite. There's also storage under the stairs, a small room you could use as a panic room or a place to stash holiday decor and off-season gear.
The back patio is covered. You've got a ceiling fan, a single-pane glass door (not sliders), and room to screen it in or pour more concrete if you want to expand. The HOA requires one tree per property , front or back. They planted a tree in this backyard. You can replace it with a palm or magnolia as long as you keep a tree somewhere on the lot. Check your HOA rules, but most don't care which tree as long as there's one.
The front porch has black shutters, enough room for a couple of rockers and a side table, and a long driveway that fits three to four trucks depending on how you park them. When you stand on the back patio, the only thing you hear is quiet. You're in the country, but you're five minutes from everything.
Highway 22: 25 Minutes to North Myrtle Beach
This community is minutes from Highway 22 , which runs you straight to North Myrtle Beach. You're looking at a 25-minute drive to the beaches. That's the trade-off: you're not 10 minutes from the ocean, but you're close enough to make it a weekend routine or a weeknight dinner plan without it feeling like a road trip.
If you want country living with beach access, this is the setup. You get the quiet, the space, the long driveways, and the trees, and you're still within a half-hour of the coast. It's the kind of proximity that works if you're relocating here for the lifestyle but don't need to hear the waves from your back deck.
Highway 501 Shopping Corridor: 5 Minutes to Everything
Five minutes from this community, Highway 501 has been developed into a full shopping corridor. Marshalls, Food Lion, Belk, gas stations, banks, fast food, sit-down restaurants, it's all there. If you don't know Belk, think of it as the South's version of Nordstrom. Some of the pricing runs a little higher than Macy's, but the selection is solid.
When we were driving here, I told Chris I couldn't believe how close we were to 501. You're not driving 20 minutes to buy groceries or fill up the tank. Everything you'd run errands for during the week is five minutes away.
Conway Main Street: Riverwalk, Farmers Market, and Halloween South Carolina
Six to eight minutes from this community, Conway Main Street runs along the river with a Riverwalk, restaurants, live music, and a farmers market that operates from April through November every Saturday from 10 to 2. If you don't want to go to the beach, walk the Riverwalk and watch the boats.
From October 1st to October 31st, the mayor changes the town's name to Halloween South Carolina . Just about every street in the village is decorated. There's an event every day and every night, parades, food trucks, live music, activities for adults and kids. It's a month-long celebration, and it's become one of the things Conway is known for.
One of our favorite pizza spots, Anto's, is on Main Street. I'm a pizza snob, and I'm telling you it's worth the trip. Get there before 1 p.m. on a weekend or you'll wait.
Conway is the heart of Coastal Carolina. It's not a beach town, but it's got its own identity, and if you're the kind of person who wants community events, walkable downtown areas, and a farmers market on Saturday mornings, you'll spend time here.
Conway vs. Myrtle Beach: Which Area Fits Your Budget?
The same floor plan five minutes from Myrtle Beach costs at least $100,000 more . That's the math. The further you move from the big blue ocean, the more affordable homes get, and the more house you can buy for the same budget.
If you need to be 10 minutes from the beach, Conway won't work. But if you're relocating to the Myrtle Beach area for the lifestyle, the weather, the lower cost of living, and the proximity to the coast without needing to live on top of it, Conway gives you more space, more features, and more budget left over.
Choose Conway if:
- You want new construction with a primary bedroom on the first floor.
- You're looking for a gas community.
- You want to be 25 minutes from the beach but five minutes from shopping and dining.
- You want a bigger home for less money than you'd pay closer to Myrtle Beach.
- You like the idea of a quieter, more rural feel with access to town amenities and the Riverwalk.
Choose closer to Myrtle Beach if:
- You want to be within 10 minutes of the ocean.
- You're willing to pay $100,000+ more for the same floor plan and square footage.
- You prioritize beach proximity over yard size, driveway length, and budget.
