New Construction Community in Myrtle Beach: Two Walkable Homes to Compare

A New Construction Community in Myrtle Beach can look completely different depending on what matters most to us. Do we want a huge backyard, or do we want to be close to everyday conveniences? Do we need a detached garage, a connected garage, a first-floor primary suite, or enough room for a 12-seat dining table?

That is exactly why we wanted to show two homes in the same walkable New Construction Community in Myrtle Beach. They have a similar coastal cottage look, both offer three bedrooms and three bathrooms, and both are built for people who would rather be close to the action than spend every weekend maintaining a giant yard.

This is the tradeoff here: smaller lots, yes, but a location near the airport, Market Common, Trader Joe's, Target, Marshalls, Publix, restaurants, medical offices, and more. It is the kind of area where a golf cart can make everyday errands feel a whole lot easier.

Key Takeaways

  • The community prioritizes walkability and nearby conveniences over large private yards.
  • The first home is listed at $610,000 and includes a detached two-car garage.
  • The second home offers 2,156 square feet, three bedrooms, three bathrooms, and a $579,000 price.
  • Both homes feature first-floor primary suites, open living areas, and upstairs flex space.

Why This New Construction Community in Myrtle Beach Stands Out

We are not going to pretend these homes are for everybody. If having a massive backyard is nonnegotiable, this may not be the right fit. The lots are compact, the homes sit close together, and some properties have very little side yard.

But for the right buyer, that is the whole point. In this New Construction Community in Myrtle Beach, we are trading yard space for location and convenience. We can walk, bike, or golf cart to so much of what we use every week. That matters, especially for buyers who want a low-maintenance home base near Myrtle Beach without being stuck in a remote subdivision.

The coastal wind was doing its thing during this tour too. Hats were flying, doors were blowing open, and we were getting the full beach-wind experience. That is just part of life near the coast.

Home One: Corner-Lot Cottage

The first home is an unfinished corner property listed at $610,000. It has a front sidewalk, street parking, a covered front porch, Hardie board exterior, and a detached two-car garage behind the home.

It is a sweet house, but it is important to be realistic about the outdoor space. The side yard is very limited, and the backyard is more of a small patch of grass than a place for a major cookout setup, swing set, or giant pool. The covered porch is the outdoor living space that will probably get the most use.

A First-Floor Primary Suite Near the Front Entry

One feature that will definitely get people talking is the primary bedroom placement. The primary suite is at the front of the house, right off the entry. Some people love that layout because it keeps the main bedroom separate from the upstairs bedrooms. Others prefer their primary bedroom tucked way in the back of the home.

There is no wrong answer. It is simply one of those things we need to feel out for ourselves when touring a New Construction Community in Myrtle Beach.

The suite has several front-facing windows, an en suite bath, a walk-in closet, and direct access toward the laundry room. The bathroom includes floor tile and shower tile that runs all the way to the ceiling. The shower has a bench, which is always nice for comfort and convenience.

An Open Living Space With Serious Dining Room Potential

The main floor opens into a large living room with lots of windows and doors bringing in natural light. There is even electrical in the floor, which is a practical little touch for furniture placement.

The dining area is big. We are talking real 12-seat-table potential, not just “technically a dining room” potential. If we want a large table, a hutch, holiday meals, game night, or enough room for the whole crew, this space can handle it.

That makes this home especially interesting for anyone who wants the low-maintenance feel of a New Construction Community in Myrtle Beach without giving up room to gather indoors.

The Kitchen: Gas, Quartz, and Plenty of Counter Space

The kitchen has a KitchenAid appliance package, though the refrigerator and washer and dryer are not included. There is a gas cooktop, a wall oven and microwave arrangement, a large pantry closet, and a porcelain farmhouse sink.

The finishes mix black doors with gold hardware and fixtures. The countertops have gray and gold veining, and there is plenty of prep space around the kitchen. The cabinets are not soft-close, but the price point needs to be part of that conversation too. We always have to look at the whole package, not just one drawer.

Upstairs Loft, Bedrooms, and the Small-Yard Reality

Upstairs, we have a loft with TV wiring, a full bath, and two secondary bedrooms. The loft can become a flex room, office, game room, TV area, or whatever works for our lifestyle.

One upstairs bedroom has an interior storage closet, which is useful but does affect how we might use that room. It may work best as an office, hobby room, or guest room. The secondary bath has a linen closet, tile flooring, and a tub insert.

Out back, the covered porch leads toward the detached garage. The garage itself is tall, but the driveway configuration may be a challenge for a larger truck. That is one of those details we need to physically test before falling in love with a home.

Home Two: Larger Home With Connected Garage

The second home gives us another option in this New Construction Community in Myrtle Beach. This one is a three-bedroom, three-bath home with 2,156 square feet, listed at $579,000.

It has a connected two-car garage, an open main level, a first-floor primary suite, a large flex loft upstairs, and a fenced yard with a small dog run. Again, the yard is not huge, but it is fenced and functional for someone who wants a little outdoor space without a ton of upkeep.

A Bright Entry and First-Floor Primary Bedroom

This house has a bright entry with the stairs right up front and plenty of windows. The primary bedroom is again on the first floor near the front porch, so the same layout question applies. Do we like a front primary, or do we want it hidden away in the back? We need to know ourselves before we decide.

The primary bath has a double-sink vanity, gold fixtures, a shower, closet space, and a separate water closet. This shower does not have a full bench, so if that is important to us, it is something to note.

The house also includes a half bath, laundry room, and under-stair storage on the main level. That under-stair area could be used for storage, built-ins, a little drop zone, or, as somebody joked, maybe a midnight snack fridge.

The Green-and-Gold Kitchen Is a Whole Vibe

This kitchen has a different personality. We have white cabinets, gold hardware, a white porcelain farmhouse sink, a gas cooktop, vented hood, KitchenAid appliances, and beautiful green countertops. The combination of green, gold, and white feels fresh and classy without looking overly trendy.

The drawers and cabinets are soft-close in this home, and the kitchen includes a corner pantry plus lots of counter space. There is also a large island with a farmhouse sink and gold faucet.

For buyers comparing a New Construction Community in Myrtle Beach, this is why touring different builders and different lots matters. Two homes can have a similar floor plan style but feel completely different once we see the finishes, storage, lot layout, garage setup, and natural light.

A Massive Living and Dining Area

The open living space in this second home is huge. There is room for a large dining table, a substantial living room setup, and plenty of space between the kitchen and gathering areas. It is one of those homes where we can truly spread out.

The room has electrical and internet access for a wall-mounted TV, numerous windows, and a chandelier above the dining area. Whether we want a six-person table, a round table, or a giant 12-seater, the layout gives us options.

Upstairs Flex Space and Secondary Bedrooms

Upstairs, the home has a flex loft, two bedrooms, and a full bathroom. The flooring continues throughout, with no carpet in the areas shown. The loft is another useful space for an office, sectional, media room, or a spot for guests and family to spread out.

One of the secondary bedrooms includes a deep closet, while the bathroom has a tub insert and gold finishes. These are not giant estate-home bedrooms, but they are functional and thoughtfully arranged.

One upstairs space also includes a storage area connected to the HVAC access. It is worth looking closely at how that feature affects furniture placement and whether the room is best used as a bedroom or flex space.

Connected vs Detached Garages

This New Construction Community in Myrtle Beach gives us both garage styles, and that is a bigger decision than people think.

  • Detached garage: Can create a more cottage-like streetscape and separates the garage from the main living area.
  • Connected garage: Offers direct access into the house, which can be especially convenient with groceries, rain, heat, or everyday life.
  • Garage apartment option: An apartment above the garage may be available through the builders, creating potential space for guests or other future needs.

The second home has the connected garage, and the first has the detached garage. Neither is automatically better. We just need to think about how we actually live. Are we carrying groceries in during a summer storm? Do we want a separate garage building? Do we need room for a truck? These are real-life questions, not just floor-plan questions.

Who Is This Community Best For?

This New Construction Community in Myrtle Beach is a strong match for buyers who value proximity and lifestyle over acreage. It may especially fit:

  • People relocating who want access to shopping, dining, medical offices, and Market Common.
  • Buyers who want a newer coastal-style home with a manageable outdoor space.
  • Households that need a first-floor primary suite and secondary bedrooms upstairs.
  • Anyone who likes the idea of golf-cart convenience for errands and local destinations.
  • Buyers who prefer spending time enjoying the Myrtle Beach area instead of maintaining a large yard.

It may not be the best fit if we need a huge backyard, a long truck-friendly driveway, lots of separation between homes, or total privacy on all sides. There is nothing wrong with wanting those things. It just means we need a different type of property.

The Bottom Line on New Construction in Myrtle Beach

These two homes show why we cannot judge a community by one model home or one price alone. The first home offers a detached garage, large living space, a covered porch, and a $610,000 price point. The second offers 2,156 square feet, a connected two-car garage, a fenced small yard, a striking green-and-gold kitchen, and a $579,000 price point.

Both are built around the same core lifestyle: smaller yards, walkable conveniences, coastal architecture, and flexible living space. For the right buyer, this New Construction Community in Myrtle Beach could be a really sweet place to call home.
