The good news is that today’s new communities in Myrtle Beach offer a serious range of options. We can find entry-level three-bedroom homes in the $300,000s, larger homes with lofts and multiple suites, gas communities, gated neighborhoods, waterway access, golf cart communities, and homes that allow us to choose our own finishes.

  • Floor plan layout: Pay attention to first-floor primary suites, guest suites, lofts, flex rooms, covered porches, screened lanais, and garage capacity.

We also need to understand that model-home photos are often used for homes under construction. They can show the general layout and available finish style, but they may include upgrades that are not automatically part of the listed home.

New Communities in Central Myrtle Beach and Highway 501

1. A central community near Highway 501

The first of these new communities in Myrtle Beach is positioned in the heart of the area, close to Highway 501, Coastal Grand Mall, Costco, Walmart, the airport, Broadway at the Beach, golf, dining, and major attractions. The beach and airport are both convenient from this central location.

This community offers nine floor plans from roughly 1,500 to 3,400 square feet. The median list price was around $348,000, and the HOA was about $92 per month for a clubhouse, pool, and picnic area.

Available examples ranged from a three-bedroom, two-bath home around $329,000 to larger four-bedroom homes. One single-level plan placed bedrooms near the front, an open kitchen and family room in the middle, and the primary suite privately in the rear. Another larger plan included a first-floor primary suite, study, lofty living room with a fireplace, upstairs loft, and extra bedrooms.

2. Another low-HOA central option

A second community near the same central corridor gives us six floor plans from about 1,700 to 3,000 square feet. The median list price was approximately $389,000, while the HOA was a low $61 per month. Amenities include a pool and picnic area.

Inventory included both new construction and nearly new resales. One 2023 resale offered a bonus room with French doors, a fireplace, formal dining space, a screened porch, tray ceilings, double sinks, and a zero-entry shower. For anyone who does not want to wait for construction, that kind of one-year-old home can be worth considering.

New homes included four-bedroom options in the upper $300,000s and low $400,000s, plus a five-bedroom, three-bath option around $389,000. The larger plans made strong use of upstairs loft space, which is important in our area since basements are not common.

New Communities Near Highway 31 and the Beach

3. A multi-builder amenity community near Highway 31

This is one of the more flexible new communities in Myrtle Beach because multiple builders are active in the same neighborhood. It sits near Highway 31 and Highway 544, with shopping, Target, Publix, Lowe’s, restaurants, and beach access nearby. The beach is approximately 15 minutes away.

The first builder offers five plans from about 1,500 to 2,600 square feet, with a median list price around $400,000. The HOA was approximately $82 per month and included a pool, sports courts, playground, clubhouse, and fitness center. Select move-in-ready homes had reported discounts ranging from about $10,000 to $27,000.

Examples included a three-bedroom, two-bath home around $359,000, a four-bedroom, two-bath home around $374,000 with a covered lanai, and a larger two-story four-bedroom home around $423,000 with a flex room, loft, and upstairs primary suite.

4. A larger-home builder in the same amenity community

The second builder in this same neighborhood offers much more square footage, with 15 floor plans from roughly 1,600 to 4,300 square feet. The median list price was about $448,000. The HOA remains around $82 monthly because the amenity center is shared.

This is one of the new communities in Myrtle Beach to consider when we need room to grow. Available homes ranged from a three-bedroom, two-bath home around $399,000 to a four-bedroom, three-bath home around $449,000, plus a five-bedroom, four-bath home in the low $500,000s.

Features included gas cooking, coffered ceilings, fireplaces, covered patios, drop zones, primary suites with sitting or workstation areas, large closets, and lofts. The amenity package includes a fitness center, playground, pool, and pickleball courts.

5. A newer waterway-access community

For anyone who wants to be near the Intracoastal Waterway, this newer community has a big lifestyle angle. Plans call for a boat ramp, day dock, pool, playground, and pickleball court. The amenity center was still being completed, so timing matters here.

The builder offers about 14 floor plans from approximately 1,700 to 2,300 square feet, with a median list price around $395,000. Some plans offer a three-car garage, and buyers can select finishes when building from the ground up. The HOA was around $105 per month.

Inventory included a three-bedroom, two-bath home around $364,000, four-bedroom homes near $399,000, a five-bedroom, three-bath home around $429,000, and a larger four-bedroom, three-bath model around $479,000. This was also a gas community, which is a major plus for many buyers.

6. A community with gardens, pond, and three-car garages

Another newer option near Carolina Bays Parkway brings five plans from roughly 1,700 to 2,200 square feet. The median price was around $397,000, the HOA was approximately $100 monthly, and amenities include a pool, picnic area, community garden, and pond.

We also get the option of three-car garages in selected plans, which is always a bonus for golf carts, beach gear, storage, or hobbies. Available homes started in the mid $300,000s for three-bedroom, two-bath homes and reached the low $400,000s for larger plans.

Reported incentives on select move-in-ready homes included up to $25,000 plus $5,000 toward closing costs. Incentives change, so that number always needs to be confirmed before making decisions.

Waterway and Gated Communities in Myrtle Beach

7. A gated Intracoastal-area community

This gated community is close to the Intracoastal Waterway, golf, shopping along Highway 501, Coastal Grand Mall, the airport, medical care, Myrtle Beach State Park, and Surfside Beach. It offers four plans from just over 1,800 square feet to approximately 3,000 square feet.

The median list price was around $497,000, and the HOA was about $153 a month for the gate, clubhouse, and pool. Available homes ranged from low $400,000s to more than $500,000, with layouts featuring office space, lofts, sunrooms, large pantries, drop zones, zero-entry showers, and tall ceilings.

The builder was offering 25 percent off selected options and upgrades, up to $25,000, for buyers choosing a homesite and building rather than purchasing an inventory home. This community also had resale options for buyers who wanted completed upgrades without the construction wait.

8. A resort-style gated community with storage

Among all the new communities in Myrtle Beach, this one stands out for its amenity center. The community is gated and includes interconnected pools, a fitness center, gathering space with a kitchen, tennis or pickleball facilities, a kayak launch, and approximately 60 acres of lakes and natural beauty.

The HOA was around $150 monthly and included on-site boat and RV storage, which is a huge value for people who need to store their toys. One builder offered 13 floor plans from about 1,400 to 3,700 square feet, with a median list price around $519,000. Its reported incentive was a 4.99 percent mortgage rate for qualified buyers using the preferred program.

Another builder within the same community offered 13 plans from around 1,900 to 3,800 square feet, at a higher median price point near $631,000. These homes included first-floor guest suites, lofts, large primary suites, butler’s pantries, primary closets outside the bathroom in selected models, and substantial storage space.

Custom Home and Golf Cart-Friendly Communities

9. A new community near River Oaks Drive

This location is near River Oaks Drive and Carolina Bays Parkway, with easy access to shopping, urgent care, restaurants, Food Lion, Lowe’s, and the beach via Robert Grissom Parkway. It is close enough to the action while maintaining a little separation from the busiest parts of Myrtle Beach.

The builder offers three collections and 17 floor plans from about 1,400 to 3,300 square feet. The median list price was around $489,000. Buyers can choose a lot, select a plan, and choose finishes in the Myrtle Beach design showroom, although floor plans themselves cannot be altered.

The planned amenity center includes a pool, pickleball courts, picnic area, and dog park. The HOA was about $165 monthly. Available homes ranged from a three-bedroom, two-bath home around $365,000 to larger homes in the $500,000s, including plans with first-floor guest suites and golf-cart garages.

10 and 11. A golf-cart community with two builders

These two new communities in Myrtle Beach sit within the same golf-cart-friendly neighborhood near Target, Walmart, Lowe’s, medical facilities, and a middle school. The area is designed for a lifestyle where a golf cart can actually become part of the daily routine.

The first builder offers 11 plans from approximately 1,700 to 2,900 square feet, with a median list price around $579,000. Most homes are built from a buyer-selected lot, so move-in-ready inventory is limited. Current examples included a three-bedroom, two-and-a-half-bath home around $449,000 and a larger four-bedroom home around $709,000. The builder was offering $25,000 in closing-cost assistance.

The second builder offers 18 plans from roughly 1,500 to 3,400 square feet. Its median list price was approximately $551,000, and the HOA was about $120 monthly for the clubhouse, pool, and picnic area. Resales showed the neighborhood’s Lowcountry design style, including porches, side garages, tray ceilings, balcony access, lofts, gourmet kitchens, and drop zones.

One reported incentive was up to $115,000 in flex money that could potentially be applied to rate buydowns or upgrades, depending on builder terms and the selected home.
