Some floor plans had just one remaining. Others had only four more being built. So this was not one of those giant communities with endless inventory. It was a limited opportunity kind of place.

What stood out most was simple: if you are debating a condo versus a detached home, these new construction homes in Conway SC make a strong case for owning the land, getting a garage, and still staying within a budget that is hard to ignore.

There are a few reasons this neighborhood immediately jumped out to us.

  • It is a gas community. That matters more than people think. Around this area, gas communities are limited, and if you specifically want a gas stove, your choices shrink fast.

  • The pricing is aggressive. In a market where a lot of buyers assume they need to go much farther inland to find value, these homes were coming in at prices that made us stop and double-check.

  • The floor plans are practical. These are not giant, overbuilt homes with wasted formal spaces. They are layouts that fit how people actually live.

  • The neighborhood has sidewalks. That may sound small, but in many communities around the Grand Strand, sidewalks are not guaranteed.

  • Inventory was limited. Only 12 homes remained in the whole community at the time, which tells us buyers were already recognizing the value.

This is also one of those communities where expectations need to be realistic in a good way. At this price point, you are not getting every luxury upgrade under the sun. You are getting vinyl siding, brick accents on the front, smaller driveways, and straightforward finishes. But you are also getting smart use of space, open layouts, gas cooking, garages, and prices that can make a condo start looking a lot less attractive.

Conway SC Location Near Myrtle Beach

One of the best things about these new construction homes in Conway SC is the location within Conway itself. This neighborhood gives you practical day-to-day access to the places people actually use.

You are minutes from Highway 501, which is a big deal. Along that corridor, you have shopping, restaurants, coffee spots, and the essentials. Nearby conveniences mentioned during our tour included:

  • Walmart Supercenter

  • Aldi

  • Restaurants and coffee shops

  • Conway High School

  • Additional shopping centers

You are also about 10 minutes from downtown Conway, and that is one of our favorite parts of the area. Downtown Conway has character. It is older than Myrtle Beach, which surprises a lot of people, and it has that historic small-town feel with restaurants, breweries, and local spots that make it fun to spend time there.

For medical access, Conway Medical Center is roughly 25 to 30 minutes away depending on traffic and exactly where you are headed. The Myrtle Beach airport and the beach are roughly 40 minutes away.

So no, this is not beach-adjacent real estate. That is the point. If your goal is to be close enough to enjoy Myrtle Beach without paying Myrtle Beach pricing, Conway can make a whole lot of sense. That is why so many buyers interested in living in Myrtle Beach SC end up expanding their search into Conway.

Floor Plan 1: The Two Bedroom With Loft

The first home we walked through was one of the most interesting in the community because it offered a lot of functionality in about 1,963 square feet. It is a two bedroom, two bath home with a loft upstairs and a two-car garage.

Right away, the exterior was charming. You have a front porch, brick and stone-style detailing, and a color combination that felt warm and well coordinated. This is still a vinyl community, but the front elevation gave it good curb appeal.

Inside, the layout opens up quickly. You enter through a narrower hallway, but then the space unfolds into:

  • A front secondary bedroom

  • A coat closet near the entry

  • A full bath

  • An open kitchen and living area

  • A spacious primary suite on the main floor

  • A loft upstairs with storage

The kitchen was one of the highlights. Since this is a gas community, the home includes a gas stove, which is a major selling point for buyers who love to cook. The island was a great size, and the kitchen also had a corner pantry, what we jokingly call the “grab and go” pantry because it is so functional for everyday use.

The finishes were solid for this price range. The luxury vinyl plank flooring was especially impressive because it actually looked more like real wood than a lot of LVP we see. Appliances included a Frigidaire dishwasher, microwave, and gas range. One thing to note: the refrigerator was not included.

The dining area had more room than many buyers expect in this segment. You could comfortably fit a large table, and the main living area had enough depth for a sectional, recliners, or a more traditional furniture setup.

The primary suite was wide and comfortable, with carpet in the bedroom and a private bath. But the real surprise was the closet. It was large enough that it opened up extra usable space in the back, perfect for storage bins, holiday items, or even a small vanity setup depending on your needs.

Upstairs, the loft gave the home flexibility without forcing everyday use of the second level. That is a big plus for buyers who mainly want one-level living but like having bonus space for guests, hobbies, or storage. There was also extra storage up there around the HVAC area, which matters in communities where outdoor storage options may be limited.

If you have been considering condos, this floor plan really makes you stop and think. For roughly the same conversation around monthly budget, you may be able to get a detached home, your own land, a garage, and bonus loft space instead.

Floor Plan 2: The One Level Three Bedroom Layout

The next option was a one-level home, about 1,665 square feet, with three bedrooms and two baths. This one felt like the practical alternative to the loft model.

The overall structure was similar when you first walked in, but instead of stairs leading up to a loft, all of that square footage stayed on the main level. For many buyers, especially retirees or anyone wanting to avoid stairs completely, that is a huge win.

The layout included:

  • A bedroom near the entry

  • A coat closet and linen closet

  • A full bath

  • A second bedroom

  • An open kitchen, dining, and family room

  • A laundry room

  • A wide primary suite in the back

The kitchen in this home had a slightly larger countertop seating area than the first plan. You could likely fit four stools comfortably, maybe even five seats depending on how you arranged them. The cabinetry here was a beautiful blue, which gave the home more personality than the standard all-white look.

One thing to keep in mind in this price range is that not every decorative detail is included. For example, cabinet hardware was not part of the package. But the tradeoff was that you still got quartz countertops, a gas stove, and a very functional open concept living space.

The dining area was also surprisingly generous. This was one of those spaces where holiday hosting would be easy. A long table or a large round table could work well without cramping the room.

The primary bedroom offered flexibility for furniture placement, and the en suite bath carried the same blue cabinetry into the bathroom for a coordinated look. Bathrooms had tile flooring, while bedrooms were carpeted. The shower was an insert with a built-in seat, practical and easy to maintain.

For buyers who want all bedrooms on one level and do not need a loft, this is probably the most straightforward and low-maintenance choice among the new construction homes in Conway SC we toured here.

Floor Plan 3: The Three Bedroom With Flex Room

The model home in the community may have been the most balanced layout of the bunch. This one came in at approximately 1,654 square feet and offered three bedrooms, two baths, and a flex room.

That flex room matters. We hear from buyers all the time who say, “We only need three bedrooms, but we still want a little elbow room.” This layout answers that perfectly.

Even though the square footage was slightly smaller than the other one-level plan, the home felt larger when you were inside. Sometimes that is the magic of a good layout. The entry was welcoming, with a front bedroom and bath near the front of the home.

As you moved deeper in, the home gave you some extra practical space near the laundry room and garage entrance. It was staged with a printer area, but it could function as a drop zone, shelving nook, or compact utility area.

Then came the second bedroom and the flex room with French doors and glass panels. That room could be used as:

  • A home office

  • A den

  • A hobby room

  • A reading room

  • An overflow guest space

The main living area opened into a kitchen with another corner pantry, gas stove, dedicated refrigerator space, and enough room for a good-sized dining table. A six-seat setup looked comfortable, and you might squeeze to eight depending on the furniture style and spacing.

The family room was open and bright, with windows and access to the back patio. On the model, there was a covered porch over a simple slab patio, which added a nice bit of usable outdoor living space.

In the primary suite, there was room for a large bed, dressers, and a wall-mounted TV. The en suite bath included dual sinks on one long vanity, a step-in shower, a linen closet, and a solid-sized primary closet.

If someone wants a house that feels efficient but not cramped, this model is a strong contender. It gives you just enough extra space without pushing the price too far.

One of the most important things when comparing new construction homes in Conway SC is knowing what is standard versus what is upgraded. In this community, the homes were positioned as value-driven new builds, and they delivered accordingly.

At the time we toured the community, pricing looked like this:

  • Two bedroom, two bath with loft, about 1,963 square feet: approximately $299,000

  • Three bedroom, two bath with flex room, about 1,654 square feet: approximately $315,000

Those are strong prices for new construction homes in Conway SC, especially in a gas community and with inventory that limited.

And then there were the incentives. If buyers used the builder’s lender and attorney and closed by May 15, 2026, the offer included:

  • 4.99% interest rate

  • $10,000 in closing costs=

That is not a minor incentive. A below-market interest rate can have a meaningful effect on monthly payment, and when paired with closing cost assistance, it can change the affordability equation in a very real way.
